Can investment property help fast track FIRE journey?

Started wondering how real estate might fit into the mix. My current approach has been pretty straightforward and that's maxing out retirement accounts, keeping expenses lean, and stacking index funds over the years. But recently, a friend of mine mentioned how buying a small duplex a few years back ended up becoming a game changer for their timeline, and it got my gears turning.
Now here’s the idea I’m nursing: buying a modest property that could generate steady rental income, ideally covering its mortgage and leaving some cash flow left over. Don't want to become a full blown landlord empire or something , just curious if one well chosen property could provide that extra income stream that accelerates compounding and fills some of the gap between now and early retirement.
Of course, I know real estate isn’t passive too but if the math works and the property appreciates over time, it seems like it could add a powerful layer to the FIRE strategy. This a yay or nay move ?
 
One well chosen rental can cover its costs, provide some cash flow, and benefit from appreciation without turning into a ful time landlord gig. Make sure the numbers work though because these things can eat into cash flow if you’re not careful
